An expedited search is a rush service that provides your title search report within four business hours for an additional fee. Orders placed after business hours are delivered the next business morning. Orders submitted on weekends are delivered Monday morning.

An upgrade is required when documents related to the property extend beyond the scope of the search you ordered. For example:

If you order a Current Owner or Two‑Owner Search, but documents extend further back, the search must be upgraded to a 30‑year search.

The upgrade fee is simply the price difference between the searches. Additional fees may apply in cases like complex searches or county‑office‑only copies, but no extra charges are applied without your approval.

A property title search retrieves all documents related to a property using the owner’s name, address, or parcel number.

Searches vary by timeframe — such as:

  • Current Owner
  • Two‑Owner

Each search includes all documents within the selected timeframe.

No. Standard title searches do not include Schedule B or C because those are part of title commitments, not search reports.
